I-864 Questions

Hi,

My wife (south korean) and I (u.s. citizen) recently got married. We got married in the United States, she is here on F-1 visa. We are applying for a change of status and really only have questions about the I-864

Part 5 Household size.
1. I put one here, because I'm sponsoring my wife.
2. I put one here
3. I'm married to the person I am sponsoring, what do I put here?

A family member, my mom, is going to be the 1st joint sponsor. My sister who is 21 lives with my mom, but they file taxes independently. Does my mom have to include her on the household size? My mom makes plenty of money to sponsor my wife alone, so she doesn't need my sisters income to help. Would she still have to include my sister on Part 6 number 3?

For part 7 number 2, how do you determine the net cash value of real-estate holdings? My mom is currently paying on her mortgage. The value assessed for taxes is around $43,000, but she owes around $113,000.

For part 7 number 3, does my mom have to include a 403B?
