Address Proof For Renewal of Indian Passport in USA

Hi,

When I am applying for renewal of Indian passport in USA through CKGS. I am given the following options for valid address proof within the jurisdiction of application:
1. Driver's license
OR
2. Utility Bill such as gas, electricity or water must not be older than 3 months.
OR
Month to Month Rental lease agreement or Home Mortgage bill.

My jurisdiction of application is New York. I have none of the above documents for address proof.
I am planning to take rental lease agreement for address proof.

Is it mandatory to take month to month rental lease agreement ? Can't I take yearly lease agreement.
Is yearly lease agreement a valid address proof for renewal of passport ?


I am planning to add my name in existing lease agreement which is due for renewal in March. Is it ok to add my name in existing lease agreement.
Is there any criteria for lease agreement. For e.g minimum number of months for which lease agreement should be valid.

I want to apply for renewal of passport as soon as possible. My passport is going to expire in March.
Please suggest and help me
