Need a long stay visa for Spain

We are retired and live in Spain for 6-9 months each year until this
year 2010.

We own our home in the US and one in Spain plus a boat.

We want to determine what to do to continue coming to Spain for 6-9
months yearly.

I am here until August 14, 2010, because that is 89 days for me. This
is the 1st time I have needed a visa???

Please give me some insight on how to proceed.
