are these documents really needed?

i'm from bangalore. my parents have applied for a tourist visa and the interview is next month. i have the following queries regarding documents:
1.my mom doesnt have birth certificate. can it be substituted with something else? if yes, with what?
2.this site lists itenary to be carried. my parents are going there mainly to spend time with my sister. they may go sight seeing very less...like some nearby place and thats it. so what to list in the itenary?
3.what property papers to take? title deed and estimation by CA and???
4.should they show documental proof of my study in college here in india? i thought this would be useful to prove they're coming back to india. but is it necessary?
5.what documents to show we have a residence in bangalore?
6.can anyone show me an example of an ideal cover letter with bullets (as this site says)

Hi drno,
It is not your mother's birth certificate that is required.If your sister is sponsoring she should send her birth certificate.I don't think you have to carry an itenary.You can just write a letter addressed to the consulate saying you have invited your parents to come and visit you and see different places and list out the reasons that they will be returning back to india.You can take the title deed and the document prepared by the CA showing the Total assets(They didn't look at those things for my mother).They can just tell the VO that their son is in india and studying.I don't think you have to show any proof.

They need their son or daughter's (whoever sponsors from US) original birth certificate. They do not need their own birth certificate.

They do not need to carry it. Even my parents did not carry it. They can just tell that they would spend time with the family and the places where they would visit.

They can take CA affidavit. And they can carry property documents as well and if VO asks for it, they can show else they can just provide CA affidavit.

It might be helpful if VO asks for the tie.

All house properties, lands, bank balance, jewels, car etc.
