Visitor's Visa

Dear Sir, Miss,

I can't find the right form for my situation.

I am a Belgian citizen and will buy a property in the US and am looking for a visa that will allow me to stay in the US on a different visa than the tourist visa waiver and which will allow me to leave and come back to the US on a regular basis without everytime having to apply for a tourist visa.

I am also considering starting a NPO in the US. What type of visa will I require for that?
